2024 Housing Report Now Available

Chester County Planning Commission's annual Housing Report features an overview of housing sales and construction to provide a better understanding of the county's latest housing trends. The 2024 Housing Report is now available and includes details and a breakdown of the following highlights.
The report notes that the median home sales price reached $525,000 in 2024 — the highest in Chester County's history, even after adjusting for inflation. This marks an increase of nearly $150,000 since 2020, with the number and percentage of lower priced homes decreasing.
In terms of affordability and the Area Median Income (AMI), a household earning 100% of the AMI at $123,041 could afford a home priced at approximately $433,130. However, only 34% (1,887) of homes sold in 2024 were below this price point, indicating a significant affordability challenge.
With high mortgage rates, many homeowners chose to remain in their current homes instead of selling. Despite this, 2024 sales increased from 5,439 in 2023 to 5,612 in 2024, but remained below the 7,134 sales recorded in 2022. Limited inventory, driven by homeowners holding onto low mortgage rates, continues to fuel a competitive market.
New home construction remained slow in 2024 (consistent with 2023), with 1,630 new housing units constructed. The new units were comprised of 569 single-family detached homes, 417 single-family attached homes, and 1,639 multi-family units. On the bright side, the median sales price for new homes ($589,902) decreased slightly, by $7,036 from 2023 to 2024.
When analyzing municipalities with ten or more sales, Birmingham ($825,000) and Easttown ($815,500) townships had the highest median sales prices in 2024, while Coatesville ($170,000) and South Coatesville ($205,000) had the lowest.
